How to choose a coastal apartment or penthouse

Compare apartments, ground-floor homes and penthouses in Puerto Banús, Elviria and San Pedro de Alcántara. Focus on the terrace, orientation, access and the outlook from the rooms you will actually use.

Before you shortlist

Write down your budget, preferred areas, required bedrooms, essential access needs and intended use. Separate essentials from preferences, then use the same questions for every property.

Sea view and beach access

A sea view and direct beach access describe different features. Ask where the view is visible, request the exact location and confirm the practical route to the beach in person.

Terrace and orientation

Compare terrace size, cover, shade and connection to the living space. Visit at the time of day you expect to use the outdoor space; photographs alone cannot establish everyday comfort.

Access and shared facilities

Check lift access, entrance steps, parking and storage. For a penthouse, ask about access to every level and which terraces or roof areas form part of the property.

Community and intended use

Request the community rules, regular charges and information about planned works. If you intend to let the property, ask a qualified adviser to confirm the permissions relevant to the specific home.

Before you book travel

Ask the property team to reconfirm the listing reference, current asking price and viewing availability. Request the exact location and available plans. Record unanswered questions and ask for written clarification.

Before you commit

Use an independent qualified adviser to review ownership information, permissions and the obligations relevant to your purchase and intended use. The listing description is a starting point for your search.
